North East Architecture & Construction Market Update – June 2026The Year So Far
2026 started strongly for the North East construction sector, with an increase in project starts, several long-awaited schemes finally commencing on site, and continued movement within the employment market.Demand remains particularly high for Architectural Technicians and Architectural Technologists, with a healthy number of vacancies across the region. Architect positions are still available, although hiring activity has slowed slightly compared to the start of the year.From a candidate perspective, most professionals we speak with are generally satisfied in their current roles and have strong project pipelines ahead of them. As a result, many are reluctant to actively pursue new opportunities.One trend that has become increasingly noticeable is that some of the strongest candidates entering the market are relocating to the North East from other parts of the UK, attracted by the region's quality of life, lower living costs, and growing project opportunities.

What We're Seeing on the Ground
As specialist recruiters within the architecture sector, we speak with candidates and practices every day. Here are some of the key trends we're currently seeing:
  • Revit remains the most requested software skill across Architectural Technician and Technologist vacancies.
  • Candidates with healthcare, façade, industrial, defence, residential, and data centre experience continue to attract the highest levels of interest.
  • Strong candidates are often receiving multiple interview requests within days of becoming active in the market.
  • Counter-offers remain common, with employers increasingly using salary increases and promotions to retain key staff.
  • The majority of professionals are not actively looking for a move, meaning attracting passive candidates has become more important than ever.

How Do You Attract the Best People?
Flexibility Remains KingThe number one factor candidates continue to prioritise is flexibility.Architecture has traditionally been built around collaboration, mentoring, and the exchange of ideas within a studio environment. However, candidate expectations have evolved significantly over the past few years.What we hear time and time again is the desire for greater flexibility around working patterns, including:

  • Hybrid working and work-from-home options
  • Flexible start and finish times
  • The ability to attend school events and family commitments
  • Better work-life balance

For many candidates, flexibility is no longer viewed as a benefit—it is an expectation.

Salary Still Matters
The second most important factor remains salary.
There is a growing consensus across the architecture sector that salaries have not kept pace with those available elsewhere within construction. As a result, we continue to see Architects, Technicians, and Technologists move into roles with main contractors, developers, and housebuilders.Design Manager, Technical Manager, Delivery Manager, and BIM Manager positions continue to attract architectural professionals due to stronger salary packages and often clearer progression opportunities.While this trend is not new, rising household costs and economic pressures are encouraging more people to seriously consider making the move.

Speed Wins the Best Candidates
One of the biggest trends we have seen during 2026 is the importance of having a slick and responsive recruitment process.The strongest candidates rarely stay available for long. It is not uncommon for experienced Architectural Technicians, Technologists, and Architects to receive multiple interview requests and offers within a matter of weeks.Practices that move quickly are consistently securing the best talent.The firms that struggle to hire are often those with lengthy recruitment processes, delayed interview feedback, or extended internal approval processes before offers are made.If you find the right person, don't be afraid to move quickly.A fast first interview, prompt feedback, and a competitive offer can often be the difference between securing a candidate and losing them to another practice.

How Do You Retain Staff?
When speaking with candidates considering a move, two themes consistently emerge.
1. Increasing Workloads and Pressure
Many professionals report feeling under increasing pressure as workloads continue to grow.This is often caused by staff departures creating gaps within teams, combined with lengthy recruitment processes that delay replacement hires. Existing team members are frequently expected to absorb additional responsibilities, leading to increased stress and disengagement.
2. Lack of Recognition
The second most common reason employees consider a move is a lack of recognition.This doesn't always relate directly to salary. In many cases, it stems from:

  • Delayed promotions
  • Missed development opportunities
  • Lack of feedback or appreciation
  • Feeling undervalued despite consistently going above and beyond

Sometimes a simple acknowledgement of effort can have a significant impact on employee engagement and retention.

  • Architectural Technician: £30,000 - £45,000
  • Senior Architectural Technician: £40,000 - £55,000
  • Architectural Technologist: £35,000 - £50,000
  • Senior Architectural Technologist: £45,000 - £60,000
  • Architect: £35,000 - £50,000
  • Senior Architect / Associate: £50,000 - £70,000+

These figures vary depending on project sector, technical capability, software proficiency, and management responsibilities.

This month, Matt attended the Constructing Excellence in the North East event, Designed to Disappear, hosted by Universal AV Services Ltd.
The session, delivered by Chris Southern of Habitech Pro, explored how thoughtful audiovisual (AV) design can enhance the functionality, flexibility, and user experience of a space while delivering a measurable return on investment.One of the key takeaways was the importance of engaging AV specialists during the early design stages of a project. By considering AV requirements from the outset, design teams can develop more integrated solutions, avoid costly alterations later in the programme, and create spaces that better support the needs of end users.

As workplace, education, healthcare, and commercial environments continue to evolve, technology is becoming an increasingly important part of the built environment. Early collaboration between architects, consultants, contractors, and specialist AV providers can help unlock innovative solutions that improve both the performance and long-term value of a project.
It was an insightful session and a valuable reminder that the best project outcomes are often achieved through early engagement and collaboration between all members of the design team.

Golf Day Success 

Matt Cassady had a fantastic day at Pathways 4 All Ltd's golf day, hosted at Mercure George Washington Golf Course. 
The weather was kind with plenty of sunshine and a gentle breeze and what a day it was for Team Linear, bringing home the win with a fantastic team effort. 
Thank you again to Steward Anderson who was dialled in with his driver and sank several birdie putts. Bill also kept the team straight and long off the tees and down the fairways, and Paul got them off to a great start by sticking his first shot of the day to within a few inches of the hole, beating the pro, winning Closest to the Pin, and setting the tone for the rest of the day.A big thank you to Carol Bennett and her team for a fantastic and very well-organised event. We are allready looking forward to next year's event! ⛳
